You will have a one-on-one partnership with us, the owners, directly. The days of you trying to get in contact with a person at your management company will end the moment you sign on with us. We are a family run business, also vacation home owners ourselves and we pride ourselves in overseeing your property the way we treat our own homes.
Our property management services consist of as much or as little as you want us to do!
We can offer full management service, renting your home, pool service, pest control, cleaning, yard/ lawn service, maintenance and marketing. Or we can just do exactly what you want us to do. To start, we do this all with no escrow deposit, no transfer fees if you are leaving your current company, no monthly administration fees for paperwork, no termination fees if you decide our company isn't for you.
This is not a time for your management company to give you a laundry list of unreasonable fees.
We don’t charge for “ Owner rentals” If you find your own tenants, why should we profit from that ?

If you find your own tenants and prefer to have your own pool and yard people, you may still need somebody to do all those “extra “things, that you may have trouble getting done. Who wants their A/C running low when the house is empty?

Our $290.00 monthly Basic Management, plus Maintenance Fee Includes:
$160 for no pool/ yard
Our team of cleaning ladies pride themselves on cleaning our homes better than their own ! We offer regular change over cleans, full spring cleaning and just a quick “ freshen up” service.
Lastly, if you want us to find your tenants, using all our years of experience, and websites, plus all the above. We offer our Full management service, for total peace of mind and results that work.
Our Full Service includes all of the above, plus we market your home, and supply tenants. We charge you 20% of the rent you receive, plus our monthly maintenance charge of $290.00.
Frequently Asked Questions
Am I locked into any long term contract?
Joining is simple and no cost to transfer. Our program is simple and you are not locked in - ever! We do not ask for deposit escrow accounts or “transfer”/ “new member” fees. If you are considering signing up with a company that demands “sign on” or “transfer” fees, or contracts that charge you ridiculous fees for canceling, don’t bother!
Will you charge me a commission if I book the home myself?
NO! You earned the booking so why pay us for them? We encourage owners to place bookings into their home(s). We understand you have a mortgage. We treat your renters the same way we treat our own.
What is your commission for booking my home?
We receive 20% commission for bookings we place.
How do I know my property will be cared for?
Unlike other companies we inspects the properties when a guest checks out. We also perform inventory on electronics and look for damage to the home. If there is damage to the home we charge the renter, not you! The big companies don’t check the homes upon a departure, they simply don’t have the time.
Will we pay/process my monthly utility bills?
Sorry no, we do not offer this service. This is one reason our costs are low. We are a simple company with low overhead. This allows you the owner to view your own utilities and manage them wisely.
Will I have to pay a monthly fee to be on your website?
No. We charge a one-time setup fee of $99.00 to be on our website. We do have an advertising plan of $29 per month to market your rental worldwide via search engines.
What do my monthly costs cover?
The management plan covers the overseeing of your home and 24hr phone service in case of emergencies, all replacement batteries and most lightbulbs, numerous other services as noted in the prior page. Our utility saver program, where we adjust your thermostat when the home is vacant and shut off pool heat upon departure. The pool service covers maintenance, chemicals, vacuum and filter cleans. The pest service covers interior spray. The advertising plan pays for your rental to be marketed worldwide via the internet. The advertising is crucial to maximize exposure of your home. Best of all, the superior service you get from a small company.
What if there is a problem while a guest is staying in the home?
We have contact instructions in every home where the renter can contact us at anytime. We provide an informative book in the home as well as information and safety signs throughout the home free of charge. We encourage you to provide your renters with our contact information so you are not bothered with phone calls should they happen during their stay. This service is included in our management fee.
Is pool heat turned off immediately following a checkout?
YES. We do not leave your pool heat on all winter like other companies. If your electric bill skyrockets in the winter, it is simply because your pool heat stays on when a guest checks out. This is caused by neglect from your management company. The same as if the A/C is left on a low setting when the home is empty.
I do not want to rent my home to the public, do you offer maintenance contracts to homes NOT in the rental program?
YES! We do offer a maintenance program. See our plans . For any repairs, you are notified of the job and quoted. If you choose to place your own rentals, the maintenance program accommodates this as well.
Why are my monthly expense statements from my current company so high?
Simple. You are being ripped off ! Contact us with your current statement and let us review it, we will tell you where you were fleeced and how we would have handled the charges.
